## Getting started

How Padder works at your properties

Padder Guarantor and Padder Deposit are optional, tenant-paid insurance products. They support lease conversion and protect you for eligible rent-related losses, subject to policy terms, conditions and limits.

**Padder Guarantor** supports approvals. Use it when a tenant is a strong candidate whose application may benefit from additional backing under your standard approval process. It protects base rent if a covered default occurs.

**Padder Deposit** replaces last month’s rent. Use it when a tenant is approved or approvable and you want to offer a lower move-in cost.

Product availability is property specific. Not all properties are enabled at the same time.

Starting with Padder

Padder works with institutional landlords: landlords or operators that own or manage rental housing at portfolio scale with professional, standardised processes, such as REITs, large property management companies and portfolio owners. To start, or to check whether your portfolio is eligible, email [info@padder.com](mailto:info@padder.com).

1. **Introduction meeting.** We confirm how the products fit your workflows, which properties you want to enable and your rollout timeline.
2. **Property list and contacts.** For each property: property type, full address (no unit numbers), number of units, year built, building or marketing name, and legal name. For each property, the contacts for referrals, portfolio administration and claims.
3. **We set up your portfolio** on the platform from the information you send.
4. **Leasing team training.** We book training so your team can start referring tenants.

You can accept Padder Guarantor, Padder Deposit or both, and stage the rollout to your timeline.

After onboarding

- **Going live.** We email your decision-makers when your buildings are live. Your team can refer tenants right away, before training.
- **Training.** A 45-minute virtual session for your leasing team, booked by us. In-person sessions at your leasing offices are available if you’d like them.
- **Updates.** Every Monday, the Weekly Snapshot email lists applicants in progress at your buildings. You also get an email when each policy is issued.
- **Check-ins.** We check in with your team over the first 90 days.

## At the leasing desk

Offering Padder and what to say

Which product to offer, what to say, what you can answer and what to send to us are on the leasing teams page.

[Leasing team resources](https://resources.padder.com/leasing-teams)

Referring a tenant

**Padder Guarantor**

1. Screen as normal and decide the tenant needs a guarantor.
2. Offer Padder Guarantor as an option, never a requirement. Send the tenant to [resources.padder.com/renters](https://resources.padder.com/renters).
3. The tenant applies. Documents may be requested.
4. We review the application and email your team to confirm lease details and recommend a coverage level (3, 6 or 12 months).
5. If approved and proceeding, the tenant signs and pays a one-time premium.

Who applies: on one shared lease, every named tenant. On individual leases, only the tenant who needs a guarantor. Roommates apply through the invite sent after the first applicant submits, not a separate application.

**Padder Deposit**

1. Approve the tenant for the lease, or confirm they’re approvable.
2. Offer Padder Deposit as an option, never a requirement. Send the tenant to [resources.padder.com/renters](https://resources.padder.com/renters).
3. A standalone Padder Deposit application needs no documents and is approved instantly.
4. If approved and purchased, don’t collect last month’s rent.

Tenants applying for Padder Guarantor are automatically considered for Padder Deposit where your property accepts it.

Confirming lease details and the executed lease

1. **Confirm lease details.** We email your team to confirm the applicant names, unit, address, monthly rent and lease start date. Reply to confirm or correct them.
2. **Send the executed lease.** Once the tenant signs, send the executed lease to [underwriting@padder.com](mailto:underwriting@padder.com) before the lease start date (the policy effective date). If it isn’t received before then, the policy and lease may not be aligned, and coverage could be affected.
3. **Keep your lease file:** the policy confirmation, the executed lease, and any lease detail correction. Many operators also mark Padder on the tenant’s record in their property management system and attach the policy there.

Last month’s rent already paid

If a tenant buys Padder Deposit after paying last month’s rent, we recommend applying it to another month’s rent or refunding it. The choice is between you and the tenant. If it’s held and neither is done, policy coverage may be affected.

## Your products

Padder Guarantor

An optional, tenant-paid lease guarantee (a contractual liability insurance policy). It protects you against eligible lost base rent if a covered tenant default occurs in the first 36 months of the lease, subject to policy terms, conditions and limits. No cost to you.

**Covered:** missed rent; lease abandonment; failure to move in; holdover after the lease ends. Where you regain vacant possession and re-let the unit, up to 2 months of re-leasing time is included within, not on top of, the coverage limit.

**Not covered:** property damage; legal or enforcement costs; cleaning or maintenance; utilities or other non-rent charges. Coverage is base rent only, not parking, storage, amenities or other add-ons.

**Non-financial breaches** are covered only if they cause a covered event with eligible rent loss, for example an early termination that leads to lost rent.

**Coverage levels and term:** 3, 6 or 12 months of base rent protection, for up to 36 months or until the tenant moves out, whichever comes first. Padder Guarantor does not renew.

**Full limit:** you may be eligible for up to 12 months of rent loss if the default occurs in the 36-month term, you follow every claim step, and your claim is complete and meets all policy conditions.

**Responsible Party:** some tenants may be asked to provide one. If needed, we contact the tenant directly.

Padder Deposit

An optional, tenant-paid insurance product that replaces collecting last month’s rent. It protects you against eligible unpaid base rent for the tenant’s last month, up to the policy limit (generally one month of base rent at lease signing), subject to policy terms, conditions and limits. No cost to you.

**Covered:** the tenant doesn’t pay the last month’s rent; never takes possession or fails to move in; abandons the unit; holds over past the end date, as the policy applies.

**Not covered:** it isn’t a damage deposit. No property damage, cleaning or maintenance, legal or enforcement costs, utilities or other non-rent charges, or rent outside the last month.

**Term:** a three-year initial term, then renews annually up to ten years, or until the tenancy ends.

**If Padder Deposit is purchased, don’t collect last month’s rent.** The premium is insurance, not rent.

Coverage limits

- **Optional:** Padder must never be required as a condition of tenancy.
- **Your decision:** a Padder approval does not obligate you to lease to a tenant.
- **Cancellation:** the tenant can cancel only before the lease is signed. Once the lease is signed, the policy stays in force for the tenancy.
- **Base rent only:** coverage is based on base rent at lease signing and the selected policy limit.
- **No rent increases:** coverage does not adjust with annual rent increases.
- **Lease changes:** changes to the parties, the rent or the term of the lease need Padder’s prior written consent, or losses arising from them are not covered. Minor amendments do not need consent: adding authorised occupants who are not parties to the lease, adding or removing parking or storage, correcting clerical errors, and other minor non-financial changes.
- **Assignment:** if the lease is assigned to a new tenant without Padder’s consent, losses after the assignment are not covered. A sublet by the tenant does not on its own affect coverage, because the tenant remains responsible for the rent.
- **Change of ownership:** coverage follows the building. If the property is sold or restructured, the successor or affiliated owner with an insurable interest is covered without a consent step.

The full conditions and exclusions are in the policy wording, effective 21 September 2026.

## Your properties

The Weekly Snapshot email

Every Monday at 10:00 a.m. ET, [underwriting@padder.com](mailto:underwriting@padder.com) sends your team “Padder Weekly Snapshot”: every applicant in progress at your buildings. No action needed, but a quick scan helps you keep things moving.

**For each applicant:** building and unit, name and email, application stage, approval date once approved, and the monthly rent and lease start date they gave us. Applicants who haven’t started, and closed applications, don’t appear.

**Stages**

- Application Tracking: filling out the questionnaire or uploading documents and ID.
- Awaiting Applicants: waiting on another applicant or requested documents.
- Underwriting: submitted and under review.
- Awaiting Leasing Team: passed review, waiting for your team to confirm lease details.
- In Checkout: quoted and reviewing options.
- Signature/Payment Requested: signature and payment requested.
- Checkout Complete: the policy is being issued.
- Policy Issued: the policy is bound and active.
- Closed stages drop off: Withdrawn (Abandoned), Withdrawn (Checkout), Closed, Rejected.

**How to use it**

- **Spot stalled applicants,** especially in In Checkout or Signature/Payment Requested. We send reminders, but a nudge from your team often helps.
- **Check the details.** If a unit, rent or start date doesn’t match your records, reply to the snapshot and we’ll correct it.
- **See who has started** a Padder application.

**Opting out:** reply to any snapshot and ask to be removed. It’s the only update you get on applicants before Underwriting.

Both are issued by Accelerant Insurance Company of Canada. Padder Underwriting Inc. is a licensed insurance intermediary and administers the policies on the insurer’s behalf.

Is there a cost to me?

Do I receive a fee, commission or referral payment?

No. Operators can’t receive any fee, commission or compensation tied to a tenant’s purchase of Padder.

Can I require a tenant to use Padder?

No. It’s voluntary and can’t be a condition of tenancy.

Who qualifies for Padder Deposit?

Tenants you’ve already approved for a unit. It aligns with your screening; it doesn’t replace it.

Who qualifies for Padder Guarantor?

Applicants who may benefit from additional backing, for example renters new to Canada, students, self-employed or building credit. All applicants go through Padder’s underwriting, which applies objective criteria consistently. Your leasing decision stays yours.

How long does approval take?

Usually within an hour to a few days of all household members completing their applications. A standalone Padder Deposit application is approved instantly.

What happens if the building is sold?

Coverage follows the building. The successor or affiliated owner with an insurable interest is covered without a consent step.

Does Padder affect how I enforce the lease?

Do I need to change my lease, screening or enforcement?

No. You screen, lease and enforce as you do today.

Does my lease change?

No. Padder isn’t added to your lease. The tenant buys the policy, and you’re covered on it as the Additional Named Insured, the party the tenant signs the lease with. You get a copy of the policy before you send the lease.

Does Padder collect rent?

No. Rent collection doesn’t change. The tenant pays you as usual.

Can I still decline an applicant who has Padder?

Yes. The leasing decision is always yours, and you don’t have to give a reason. If the lease isn’t signed, the tenant gets a full refund.

Who chooses the coverage level?

You set it for each building: 3, 6 or 12 months. We confirm it with your team for each applicant, and you can change it then. More coverage means a higher premium for the tenant.

Can we advertise units as deposit free?

Yes, using Padder’s marketing materials, which carry the required wording.
