# Padder Guarantor BC Claims Centre

For residential tenancy defaults in British Columbia covered under Padder Guarantor. To remain eligible, follow the steps and timelines below. All times are Pacific. Ontario policy? Use the [Ontario claims process](https://resources.padder.com/claims/padder-guarantor).

**Which BC process?**

In BC, Padder Guarantor and Padder Deposit are sold together, but each one has its own claim process and deadlines. **Unpaid rent:** use this page. **Damage, cleaning or pet damage:** use the [Padder Deposit (BC) process](https://resources.padder.com/bc/claims/padder-deposit). **Both:** use both processes, each within its own timelines.

## Process and timelines

### Serve a 10 Day Notice

Serve a 10 Day Notice to End Tenancy for Unpaid Rent (Residential Tenancy Act, s.46) within 30 days of the first missed rent payment.

### Notify Padder

Submit a Notice of Tenant Default within 45 days of the first missed rent payment.

### Take an Initial Action

Within 60 days of the first missed payment, apply to the Residential Tenancy Branch (RTB) for an order of possession (including by direct request) or a monetary order, or negotiate a mutual agreement to end the tenancy (RTB-8). A mutual agreement counts only with the insurer's prior written consent. Defaults where the Initial Action starts later than 60 days are not covered. Keep records of the steps taken and tenant communications.

### Submit your claim

Once you have regained vacant possession, re-list the unit within 7 business days and submit your claim within 60 days of the Coverage Event: recovery of possession under an RTB order of possession, under a mutual agreement made with the insurer's prior written consent, or after the tenant abandons the unit. Any security deposit or pet damage deposit you hold is applied to unpaid rent first.

**Review and payment**

Once your claim is complete, it is reviewed on the insurer's behalf. If approved, payment is issued up to the policy limit. Submit within the timelines above and your policy terms. Late submissions may be denied.

### Notice of Tenant Default (BC)

Submit within 45 days of the first missed rent payment.

- Tenant communication log (email thread, call notes, or a consolidated log)

After you regain possession

### Claim form (BC)

Submit within 60 days of the Coverage Event.

**Required documents**

- Up-to-date rent ledger (charges, payments, outstanding balance)
- Signed tenancy agreement (RTB-1)
- Proof of the Coverage Event: the RTB order of possession, the RTB-8 with the insurer's prior written consent, or your statement and evidence of abandonment
- Proof of re-listing (listing screenshot or posting, "available" photo, show sheet, or equivalent)
- Your 10 Day Notice and any RTB decisions
- The RTB monetary order, if you obtained one
- How any security or pet damage deposit was applied, and on what basis (written consent or RTB order)
- Other supporting documents
