# Padder Deposit BC Claims Centre

For damage, cleaning and pet damage claims in British Columbia under Padder Deposit, which replaces the security deposit and pet damage deposit. **Which BC process?**

In BC, Padder Guarantor and Padder Deposit are sold together, but each one has its own claim process and deadlines. **Unpaid rent:** use the [Padder Guarantor (BC) process](https://resources.padder.com/bc/claims/padder-guarantor). **Damage, cleaning or pet damage:** use this page. **Both:** use both processes, each within its own timelines.

## Process and timelines

### Inspect at move-in and move-out

Complete a Condition Inspection Report (RTB-27) with the tenant at move-in and at move-out.

### Agree the amount, or notify Padder if disputed

If the tenant agrees in writing to what is owed, go to step 3. If the tenant disputes it, send us the Notice form within 5 days of whichever is later: the end of the tenancy, or the day you receive the tenant's forwarding address. Then apply to the RTB within 15 days.

### Submit your claim

Submit within 60 days of the Coverage Event: vacant possession recovered, the move-out Condition Inspection Report completed, and the tenant's written agreement or an RTB order.

### Review and payment

Once your claim is complete, it is reviewed on the insurer's behalf. If approved, payment is issued up to the policy limit. Submit within the timelines above and your policy terms. Late submissions may be denied.

**Deposits**

Padder Deposit replaces the security deposit and pet damage deposit. If you collected either one from the tenant, tell us on the form.

### Notice form (BC)

Only needed if you're going to the RTB. Submit within 5 days of whichever is later: the end of the tenancy, or the day you receive the tenant's forwarding address.

**Required documents**

- Move-in and move-out Condition Inspection Reports (RTB-27)
- Signed tenancy agreement (RTB-1)
- Rent ledger
- Itemized statement of damage and cleaning
- Photos
- Pet details, if claiming pet damage

Once agreed or ordered

### Claim form (BC)

Submit once you have the tenant's written agreement or an RTB order, within 60 days of the Coverage Event.

**Required documents**

- Move-in and move-out Condition Inspection Reports (RTB-27)
- The tenant's written agreement or the RTB order
- Itemized statement of damage and cleaning
- Photos, and invoices or quotes
- Any security or pet damage deposit collected (enter 0 if none)
